Short answer

Florida now requires sellers to disclose flood history (since 1 Oct 2025), and Citizens requires flood insurance on every personal residential policy with wind coverage from 1 Jan 2027. The most cost-effective protections are usually drainage fixes, flood vents for enclosed areas, backflow valves and raising equipment above expected water.

Why this is urgent in Florida now

  • Citizens requires flood insurance. Personal residential Citizens policies with wind coverage must carry flood insurance on a phased schedule that ends with every policy on . See the schedule.
  • Sellers must disclose flood history. Since , sellers must disclose past flood claims, flood-repair assistance and any flooding that damaged the home. Landlords on leases of a year or more must too. Read the guide.

Planning estimates for Florida in 2026, not quotes. Some work needs permits and must meet your county's floodplain rules.

Know your flood zone

Look up your address on the FEMA Flood Map Service Center. Zones starting with A or V are high-risk (Special Flood Hazard Areas). Zone X is lower risk, not no risk.

Common questions

Does homeowners insurance cover flooding in Florida?

No. Standard homeowners policies exclude flood. Flood coverage is a separate policy, from the National Flood Insurance Program or a private flood insurer.

Do I need flood insurance if I'm not in a flood zone?

If you're insured with Citizens, yes: from 1 January 2027 every Citizens personal residential policy with wind coverage needs flood coverage, whatever the flood zone. Outside Citizens, it's optional but strongly advisable, because many Florida flood claims come from outside high-risk zones.

What are flood vents?

Flood vents are openings in enclosed areas below the flood level, like garages or crawlspaces, that let water flow in and out. That equalizes pressure so walls are less likely to fail. In some cases engineered vents can also lower an NFIP premium.

How long does a new flood policy take to start?

NFIP policies usually have a 30-day waiting period before coverage begins, with some exceptions. Don't wait for a storm to buy one.
