Aging in place in Florida: what to change, what it costs

Three in four adults over 50 want to stay in their homes as they age (AARP, 2024). These are the changes that make that possible, roughly what they cost in Florida, and who should do them.

Short answer

Start with the bathroom and entrances, where most falls happen. A tub-to-shower conversion typically costs $8,000–$20,000 in Florida, and grab bars $150–$400 each. Original Medicare generally doesn't pay for home modifications. Use a licensed contractor, ideally one with CAPS training.

Start with the places people fall

Falls are the leading cause of injury for adults 65 and older, and most happen at home (CDC). The bathroom, stairs and entrances cause the most trouble, so begin there.

Cost ranges are planning estimates for Florida in 2026, not quotes. Prices depend on your home, materials and permits.

Plan it room by room

  • Bathroom: a shower you can walk into, a fold-down seat, a handheld shower head, grab bars by the toilet and shower, and a non-slip floor.
  • Bedroom: a bedroom on the ground floor if possible, a clear path to the bathroom, and night lights.
  • Entry: at least one step-free entrance, a covered landing, and a bench for shoes and bags.
  • Kitchen: pull-out shelves, lever taps, and everyday items between hip and shoulder height.
  • Throughout: rocker light switches, lever door handles, and no loose rugs.

Who should do the work

Structural, plumbing and electrical changes in Florida need a licensed contractor and often a permit. Check any licence on MyFloridaLicense.com. A Certified Aging-in-Place Specialist (CAPS) has extra training in this kind of design. An occupational therapist can assess what your parent needs before you buy anything.

Common questions

Does Medicare pay for grab bars or a walk-in shower?

Generally no. Original Medicare covers some durable medical equipment such as walkers and some commodes, but not home changes like grab bars, ramps or shower conversions. Some Medicare Advantage plans offer extra safety benefits, so ask your plan.

How much does a walk-in shower conversion cost in Florida?

Most tub-to-shower conversions fall somewhere between about $8,000 and $20,000, depending on size, curbless versus low curb, tile versus panels, and plumbing changes. Get at least two written quotes.

Walk-in tub or walk-in shower?

For most people a curbless or low-curb shower with a seat and grab bars is easier and safer than a walk-in tub, because you don't sit inside while it fills and drains. A walk-in tub suits people who need a soak for pain relief and can manage the wait.

What is a CAPS contractor?

CAPS stands for Certified Aging-in-Place Specialist, a designation from the National Association of Home Builders. It shows training in home changes for older adults. It doesn't replace a state contractor licence.

Can I make changes before my parent comes home from the hospital?

Often yes. Grab bars, raised toilet seats, rails and temporary ramps can usually be installed within days. Larger changes like shower conversions take longer, so plan them before surgery if you can.
